How buyer numbers impact on strategy

When analysing the buyer situation, there are two numbers you need to know. They are…How many registered buyers the agent’s office has, and the results of their buyers’ match — that is, how many on their list should, in theory, want to come and see your house.

This information is the first indication you have of the demand that may or may not be there for your home. It also gives you an idea of how to strategise the marketing. If there are lots of potential buyers, you should definitely run a property preview.

If there are very few, it is probably not worth bothering with that. It also means you need to be careful how you go about marketing. On the one hand, you don’t want to miss the buyers, if they are there, by putting on a price too high. On the other, you need to be careful with the launch or you may get no response.
