Welcome to this video about getting clear on your objectives for selling your home. The idea here is to ask yourself some questions around the process you’re about to go through.
You should start with:
Why am I doing this? What is the goal? Or a better way to put it is, What is my intention here?
In the real estate industry, there’s a lot of discussion around a seller’s motivation so…
What’s yours?
There are degrees of motivation. You might have just been offered another job in another city. You will need to be able to sell the house to move on. If you have only just been offered the job and have not taken it yet, your motivation on a scale of 1-10 might only be around a 2. If someone made an offer on your house, you might just say, Hey, I need to sort some things out first. But once the job is secured and the start date has been agreed, then you are up to about a 5 or 6. And once you have actually moved away either on your own or as a family, the motivation to sell becomes critical.
So I need you to think about:
How motivated am I? When would I become way more motivated? Sit for a minute and think, what is the best outcome here for me? If I could plan the ideal shift, what would I want to see happen? We will keep coming back to this as we work through, so I need you to write it down very clearly for me, please.
Let me give you an example of what I’m looking for:
I need to sell my home because I am moving in four weeks to Sydney. I want to sell so I can buy there.
I need to sell my house to pay off some debt. My mortgage is too big for me right now, so the sooner the better.
I want to sell the house and move into a larger one because we got baby No 3 on the way and this house is just too small.
Be really clear about your objective, and write your answers down.
