Sit down and make a list now. What do you want to take and what will you leave? This can be plants, fixtures, fittings, anything at all.

Technically, you can take anything you want. However, realise that if you start taking fixtures and fittings, it may need to be reflected in the price. So be reasonable.

Telling buyers all the time that none of these shrubs are included and neither is the garden shed or whatever is not cool.

In most cases, it is best you do some of the work now. If you’re committed to selling and there are things you want to take and you’ve got somewhere they can go, I would suggest to get them out now.

At the same time, it will be a big help to your agent if you write down any relevant information about your home, such as distances to hospitals, schools and supermarkets, plus the things you love about your home and other things people might love about your home.

And you can, if you wish, write the main points about it that you would like advertised.
